DescriptionProperty Coordinator Kingston-on-Thames (4 days in office, 1 day from home) 37.5 hours per week Crew Clothing Company was founded in Salcombe in 1993. Purpose of the role: Tosupport the business by developing and managing a multi-disciplinary propertyfunction covering acquisitions, disposals, renewals, maintenance, constructionand estate management. Ensure to drive business performance, profitability andmanage all statutory obligations. Responsibilities: Acquisitions: • Identifyingand procuring a pipeline of new sites ensuring their quality will embrace bothbusiness and brand; • Identifyingand negotiating potential sites, working with retained and non-retained agentsas well as landlords and developers to create new site opportunities • Seekingoff market opportunities proactively through own enquiries; • Undertaking site visitsthroughout the UK, review and appraise suitable opportunities and negotiate andagree possible terms; • Ensure all sites secure allnecessary consents – licensing planning, etc. Maintenance: • Deliver awell maintained environment for customers and employees and provide a customerforward service for the existing estate; • Having responsibility for thetender, mobilisation and management of contractors for both hard and softservices, setting KPIs and SLAs and monitoring their performance against setcriteria • Developingand implementing a reactive maintenance and preventative maintenance programme; • Agreeingrates and service level agreements with all contractors; • Managingthe in-house system from work being logged through to sign off of workcompleted; • Ensuringall work and maintenance are in line with brand design standards; • Providingmanagement reports and KPI reports to the business; • Ensuringplanned maintenance visits and statutory testing is in place. Estate Management: • Proactivelymanage the existing portfolio to deliver value; • Proactivelymanage the extensive lease expiry program including managing the store closureprocess upon exit; • To oversee the negotiation andmanagement of rent reviews and lease renewals (including the documentation ofnil uplift reviews), in line with strict performance targets, managing externalconsultants where necessary; • Proactively manage the estate foropportunities to re gear leases where commercially appropriate; • Manage dilapidations claimsaggressively challenging these to secure the best possible settlement andensuring dilapidation costs are minimised; • Manage the groups’ legal advisorson lease renewals through conveyancing and litigation process and stay abreastof changes in legislation; • Regular store/ town visits toidentify issues and keep abreast of developments. Key Skills & Experience: • Ideal 3+ years’experience in a Property role or similar with both strategy and commercialexperience • Strongknowledge of retail market & property • Strongliteracy and numeracy skills • Goodcommunication skills and high attention to detail • Soundskills and understanding of basic Microsoft Office Productivity Suite (Word,Excel) • IdealIWFM, IOSH or NEBOSH qualification
