Job Description

Role & Objective The Accounts Receivable Accountant is responsible for managing revenue accounting, customer receivables, invoicing, contract payment schedules, and commission calculations for real estate leasing and property management activities. The position ensures that revenue and receivable transactions are recorded accurately, collections are monitored effectively, and financial information is provided promptly to support management decisions. Key Responsibilities 1. Invoice and Revenue Management Prepare and issue invoices accurately and in compliance with applicable accounting, tax, and invoicing regulations. Update daily service revenue documents and supporting information in the accounting system within required deadlines. Record accounting entries for revenue transactions and allocate the corresponding costs in accordance with accounting policies and the nature of each service or project. Review invoices, contracts, service records, and related documents to ensure consistency between accounting data and actual business transactions. Identify errors or discrepancies and coordinate with relevant departments to resolve them promptly. 2. Contract Management and Receivables Monitoring Manage and monitor contracts relating to shopping-mall leasing, office-space leasing, property management services, and other real estate activities. Track payment milestones, contractual due dates, outstanding balances, and collection progress for each customer and contract. Perform periodic reconciliation of accounts receivable with customers and relevant internal departments to ensure that balances are complete and accurate. Coordinate with Sales, Property Management, and other responsible teams to follow up on overdue payments, resolve customer-related issues, and accelerate debt collection. 3. Commission Policy Management Update and maintain leasing policies, agency commission policies, and sales commission policies according to each project and applicable period. Review approved policies, supporting documents, and performance data to calculate commissions accurately for agents, brokers, and sales employees. Ensure that commission calculations comply with approved policies, contractual conditions, and internal authorization procedures. Coordinate with Sales, Human Resources, and other relevant departments to verify commission data and resolve discrepancies before payment. 4. Reporting and Analysis Prepare periodic reports on revenue, accounts receivable, overdue balances, collection progress, and customer payment status as required. Analyze revenue performance and cash inflows to identify significant changes, collection risks, and potential financial issues. Provide accurate accounting data and analysis to support cash-flow management, financial planning, and management decision-making. Recommend appropriate actions to improve receivables control and collection efficiency when necessary. 5. Other Duties Perform other accounting and financial responsibilities assigned by the Chief Accountant or Management. Coordinate with relevant departments to support the completion of financial reports, internal reconciliations, audits, and other operational requirements. Job Requirements 1. Education Candidates must hold a college diploma or bachelor’s degree in Accounting, Auditing, Finance, or another relevant discipline. 2. Experience Candidates must have at least two years of professional experience in revenue accounting, sales accounting, accounts receivable, or another related accounting function. Preference will be given to candidates with experience in real estate businesses, particularly property developers, commercial leasing companies, or property management organizations. Practical experience using ERP accounting systems, particularly SAP, will be considered an advantage. 3. Professional Knowledge Candidates should understand revenue accounting, invoice issuance, accounts receivable management, customer reconciliation, payment monitoring, and commission calculation. Knowledge of accounting and tax requirements relating to real estate leasing, service revenue, and customer contracts is preferred. Candidates should also understand how contracts, payment schedules, invoices, revenue documents, receivables, and cash collections are connected within the accounting process. 4. Technical Skills Candidates must be proficient in Microsoft Excel and commonly used accounting software such as MISA, FAST, Bravo, or equivalent systems. The position requires the ability to process accounting data, prepare reports, reconcile customer balances, calculate commissions, and manage receivable information accurately. Experience extracting and processing accounting data from ERP systems will be considered an advantage. 5. Skills and Personal Competencies Candidates must demonstrate effective communication, teamwork, data-analysis, and problem-solving skills.
