Grade – Band 2
Salary- Circa £45,000
Location – Head Office Buildings and other TFL location sites
Contract Type – Full Time- Permanent- TFL
Overview of project/role
We are looking for an Asset Surveyor to undertake detailed asset and condition surveys across our Head Office Estate. The role involves identifying, inspecting, recording, and assessing the condition, age, lifecycle, compliance status, and replacement to inform the asset management function; and specifically, the development and ongoing management of asset data held within the Computer Aided Facilities Management (CAFM).
The successful candidate will ensure that asset data is accurate, up to date, and suitable for lifecycle planning, capital investment programmes, compliance reporting, and maintenance strategies. Please note frequent travel to various sites is required.
Please note this role site based and requires travel across all the Head Office Estate.
Key Accountabilities
- Conduct comprehensive surveys of mechanical, public health and electrical assets, including HVAC, boilers, chillers, pumps, generators, switchgear, lighting, fire alarms, BMS controls, lifts, etc and recording type, model, serial number, location, age, condition, operational status etc. Inspect plant rooms, risers, ceiling voids and service areas to identify assets
- Apply condition grading and lifecycle assessment methodologies in line with industry standards to support our Property Care Programme.
- Review existing O&M manuals, drawings, schematics, and asset registers to validate survey data.
- Identify missing, obsolete, end-of-life, or non-compliant assets.
- Verify and assure asset list received from Projects teams & Suppliers during handover as well as assist the Building Management team in carrying out Asset Inspections inspection to assess their physical and operational.
- Audit and validate task raised by Service Providers outside the Inclusive Threshold Repair to ensure value for Money.
- Support the implementation of asset data tagging, utilising the latest technologies to provide a swift, reliable process for identifying assets.
- Assist in the development of long-term asset management and capital investment plans.
Skills, Knowledge & Experience
Skills
- Proven experience in M&E asset surveying, building services engineering, Facility Management and Asset management
- Ability to read M&E drawings, schematics, and O&M documentation.
- The candidate should have an eye for detail, strong data capture and reporting skills.
- In addition to a high degree of technical/building knowledge the candidate will also require good interpersonal skills to interact with a wide number of stakeholders.
- You will need to be sufficiently competent in Excel and be able to manipulate, validate and interpret data and have a good understanding of asset data management protocols.
Knowledge
- HNC/HND or degree in Building Services Engineering, Electrical Engineering, Mechanical Engineering, or related discipline.
- Ideally you will be an established M&E professional with extensive building services knowledge.
- Strong understanding of mechanical and electrical building systems.
- A good understanding of Asset Management Principles would be advantageous
- Knowledge of asset lifecycle principles and condition grading methodologies.
- Familiarity with Microsoft 365 including SharePoint, Power BI
Experience
- Experience surveying commercial, public sector, healthcare, education, residential, or industrial buildings.
- Experience using CAFM/AMS systems such as Maximo, MRI Evolution or similar.
- Experience of a wide range of property types covering a spectrum of ages and building services / functionalities and •
- Familiarity with SFG20, ISO 55000, RICS lifecycle standards, or equivalent asset frameworks.
