This is a well-established country pub in the centre of Cocking, a beautiful village in the heart of the South Downs National Park. It was saved from development into flats back in 2019 when it was purchased by the local community. It comprises a bar snug area, a dining area with space for 40 covers and three very comfortable en-suite bedrooms for bed and breakfast, plus a self contained one bedroom apartment comprising living room, bedroom and bathroom, for use by the tenant. There is a garden area with seating for outside trade in the warmer months with views over the South Downs, and a community shop in the annex. And there is off street parking for around 15 cars. Cocking is ideally located at a natural stopping point on the South Downs Way, a popular destination for walkers, cyclists and hikers from around the UK and abroad wishing to travel the 100 or so miles along the south coast from Winchester in the west to Eastbourne in the east. Goodwood is a few miles to the south and is a world recognised centre for motor racing, staging a season of events including the Festival of Speed and the Revival. Goodwood also includes the world famous horse racing venue and Glorious Goodwood. All these events are extremely popular and are usually sold out. The Blue Bell sits right on the most popular route to Goodwood down from London and the M25, and so great opportunities exist from passing traffic.
